Both routes can lead to successful financing.

For some buyers, dealing directly with a bank is entirely appropriate.

For others — particularly those with international income, cross-border assets or more complex financial circumstances — independent advice can provide significant advantages long before a mortgage application is submitted.

The question is not which option is universally better.

The question is which approach is most likely to deliver the right financing for your particular circumstances.

What happens when you approach a bank directly?

Working directly with a bank has one obvious advantage.

You are speaking directly with the institution that may ultimately provide your mortgage.

If your financial affairs are straightforward, you already have an established banking relationship and you are comfortable managing the process yourself, this can be an efficient route.

However, there is an important limitation.

A bank can only offer its own products and assess your application according to its own lending policy.

It cannot tell you whether another lender would be better suited to your circumstances, whether a different institution would view your income more favourably or whether another lender could offer greater flexibility over the lifetime of the mortgage.

The advice is therefore naturally limited to a single lender’s perspective.

Every lender has different lending criteria

Unlike many domestic mortgage markets, Spain does not operate with standardised lending criteria. Every lender has its own appetite for risk. Some are comfortable with entrepreneurs and company directors. Others have greater experience assessing international income.

Some prefer salaried employment, while others regularly work with private clients whose wealth is held through investment portfolios, holding companies or international structures.

The result is that one lender may decline an application, while another may present an excellent financing proposal for exactly the same client. A decline from one bank should therefore never be interpreted as meaning that financing is no longer possible. Finding the right lender is often more important than simply finding a lender.

International mortgages cannot be compared online

Many buyers begin their search online, expecting to compare mortgage products in the same way they would in their home country.

In practice, this is rarely possible. Mortgage products for non-resident buyers are generally not fully published online, and pricing, loan-to-value ratios and lending conditions frequently depend on the individual client’s financial profile.

Two buyers approaching the same lender can receive very different proposals. For international clients, meaningful comparison only becomes possible once a lender has assessed the individual circumstances of the borrower.

Competition creates better outcomes

When a buyer approaches a single lender directly, that institution has little reason to assume that other lenders are competing for the transaction.

An independent mortgage adviser creates a different dynamic.

Lenders know they are competing with other institutions and are therefore encouraged to present their strongest overall proposal from the outset.

The benefit is not limited to the interest rate.

It may also include arrangement fees, loan structure, early repayment conditions, flexibility and the overall financing package.

Because we arrange a significant volume of international mortgages each year, lenders understand that well-prepared applications are likely to be compared carefully before a decision is made.

That competitive process frequently results in stronger pricing and more favourable overall terms than many clients are able to achieve through a single direct approach.

A mortgage application is more than collecting documents

Many buyers assume that applying for a mortgage is largely an administrative exercise.

In reality, the way an application is prepared and presented can have a significant influence on the outcome.

Submitting financial documents alone rarely tells the full story.

Particularly for entrepreneurs, investors and internationally mobile families, financial affairs are often more complex than standard affordability models suggest.

Rather than simply forwarding documentation, we prepare a comprehensive presentation of the client’s financial profile.

This provides context around income, assets, business interests and the purpose of the financing, allowing the lender to assess the application within its proper context.

A well-presented application often leads to a smoother underwriting process and can avoid unnecessary questions or delays later in the process.

Knowing where to go matters

Large Spanish banks do not operate as a single underwriting team.

Experience with international clients can vary significantly between offices, departments and relationship managers.

Not every branch regularly handles complex international applications.

Not every relationship manager understands cross-border income, foreign companies or sophisticated ownership structures.

Knowing which lender — and often which team within that lender — is best suited to a particular client profile can make a significant difference to both the process and the outcome.

This expertise cannot be found on a comparison website.

It is built through years of working with international buyers and maintaining relationships with the lenders who regularly finance them.

High-net-worth and internationally mobile clients require a different approach

Many private clients have substantial assets but relatively modest taxable income.

Entrepreneurs, business owners and internationally mobile families often structure their affairs differently from salaried employees. Traditional affordability calculations do not always reflect their overall financial position.

For these clients, lender selection becomes even more important.

Certain lenders are able to take a broader view of a client’s balance sheet, investment assets and wider banking relationship rather than relying solely on annual taxable income.

Where a broader private banking relationship forms part of the financing strategy, additional flexibility may be available. Depending on the client’s overall financial profile, financing structures can sometimes be achieved that would not typically be available through a standard retail mortgage application.

The objective is rarely to maximise borrowing.

It is to structure the financing in a way that complements the client’s wider wealth strategy while preserving liquidity and flexibility.

When clients come to us after trying themselves

It is not uncommon for clients to contact us after first approaching one or more banks directly.

Sometimes they have struggled to obtain a response.

Sometimes they have received a decline.

Often they simply assume that financing is no longer possible.

In many cases, the issue is not the client.

It is that the application has been presented to the wrong lender.

Different lenders assess risk differently.

By identifying the institution whose lending criteria best align with the client’s circumstances — and presenting the application accordingly — we are often able to achieve a positive outcome where previous applications have been unsuccessful.

Timing matters

Many international buyers begin by approaching several banks themselves before seeking independent advice.

While this may seem like the logical approach, it can sometimes limit the options available later.

Once a client has already been introduced to a lender or has an active application under review, an independent mortgage adviser is often no longer able to reintroduce that case or negotiate the financing on the client’s behalf. The opportunity to position the application strategically has effectively been lost.

For this reason, we generally recommend seeking independent advice before approaching lenders directly.

Even if the decision is ultimately to proceed with a single lender, making that decision after understanding the wider market almost always leads to a better-informed outcome.

Independent advice is an investment

Working with an independent mortgage adviser involves professional fees.

That is entirely appropriate.

Our role extends far beyond introducing a client to a lender.

We identify the most suitable lenders, prepare and present the application, coordinate the financing process and negotiate the overall lending package on our client’s behalf.

In practice, we frequently see that the improvements achieved in pricing, financing terms and long-term flexibility exceed our professional fees many times over.

The value is therefore measured not simply by securing a mortgage, but by obtaining the right financing on the most appropriate terms.

When is applying directly the right choice?

Applying directly to a bank may be entirely appropriate where:

  • your financial affairs are straightforward;
  • you already have an established relationship with a Spanish lender;
  • your income is easily understood;
  • you are comfortable managing the application process yourself.

For many buyers, this works perfectly well.

When does an independent mortgage adviser add value?

Independent advice often becomes particularly valuable where:

  • your income is generated internationally;
  • you own businesses or investment assets;
  • your financial affairs span multiple jurisdictions;
  • you wish to compare different financing structures rather than a single mortgage product;
  • flexibility is likely to be important in the future;
  • the transaction involves a higher-value property or a more complex financial profile.

In these situations, the objective is rarely to obtain the lowest advertised interest rate.

It is to identify the lender that best understands your circumstances and to negotiate a financing structure that supports your long-term financial objectives.

Our perspective

Choosing between approaching a Spanish bank directly or working with an independent mortgage adviser is not simply a question of convenience.

It is a question of strategy.

A bank begins with its own lending criteria and asks whether you fit them.

An independent adviser begins with your circumstances and identifies which lender is most likely to provide the right solution.

For international buyers and private clients, successful property finance is rarely about completing an application as quickly as possible.

It is about selecting the right lender, presenting your financial profile in the strongest possible way and negotiating financing that supports your wider financial objectives — not simply securing a mortgage.

That is where experience makes the difference.
